What is a measurement or floorplan service?

Measurement services are just what they sound like: Based on your needs, an appraiser will measure the property's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How do home measurement services work?

During a home measurement or floorplan service, a certified appraiser measures the home or property with a measuring tool — either a tape or laser measuring device. As they move around the property, they observe the layout of the rooms and other features, like stairs, hallways, and fireplaces. They may sketch the property. Then, the appraiser writes up a report and detailed floorplan showing the total square footage and the general layout of the house. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When do I need a floorplan service?

Challenging real estate taxes

Property tax records frequently reflect the wrong square footage because the values can come from many sources, and sometimes go unproven — which means you may be taxed for more square footage than you actually have! Unless an appraiser has executed a recent evaluation or measurement service on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a measurement service before contesting your taxes. An appraiser assesses the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Putting a property on the market

A measuring service will ensure that you're paid a fair price for your home. Square footage is one of the biggest elements potential buyers consider when purchasing a house — but since square footage values are frequently approximated rather than properly measured, your property listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the selling price of your home, but possibly even the number of interested buyers. The only sure method of using a definitive GLA when listing your property is to reference a recent appraisal or measurement service carried out by a certified appraiser (after any updating that might have affected square footage).

For real estate agents

To ensure that your client's home sells at a price that correctly reflects market value, we suggest seeking a home measurement of the property. Clients, and especially potential buyers, will be grateful for your attentiveness, and you can be certain that the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tactic to entice potential buyers because they can review the layout and details of the home before and after touring.
